Fencing in Yarra Junction

Yarra Junction's house blocks are under the township overlay, which leaves side and back fences alone and asks only about the one facing the street.

The township overlay asks about the front

Yarra Junction, with 2,875 people at the 2021 census and five schools, grew where the timber tramways met the railway, not where two rivers meet. More than nine in ten of its house blocks are under SLO22, the township landscape overlay. Its fence rule is about the front fence: a planning permit unless the fence is under 1.2 m or more than 75% see-through.

Part of the town is also under DDO8, a design overlay whose guidance is for front fences below 1.2 m and more than 75% see-through, which lines up with SLO22's exemption. The short strip of houses at the Wesburn end has no landscape overlay at all.

Heights from the building rules

Yarra Ranges' residential zones set no front-fence height, so the state's building rules apply. Within 3 m of the street, a fence over 1.5 m, or over 1.2 m in brick or concrete, needs a building permit. Behind that, side and back fences up to 2 m need none. SLO22 doesn't reach them, but another overlay on your report might. Fence permits lists the rest.

The farms on the valley floor

Two thirds of the locality is green wedge farmland, mostly under SLO6 with some SLO2. Both exempt one kind of fence, rural post and open-weave wire under 1.8 m, and ask for a permit for anything else. ESO1 covers about a third of the locality; its fence wording is unclear, so check with Yarra Ranges planning before fencing land under it. About a sixth of the locality is under the flood overlay, where a fence of any kind needs a planning permit.

Heritage places

A few blocks carry a Heritage Overlay. There, any fence the public can see from a street or park is a planning permit matter, and each place has its own row of controls in the council's schedule. Camp Eureka on Tarrango Road is on the Victorian Heritage Register, and the old railway station building is now the Upper Yarra Museum.

Up and down the Warburton Highway

Warburton
SLO22 on the house blocks too, with the same front-fence rule.
Wesburn and Launching Place
Town blocks mostly without a landscape overlay; farms and bush under SLO6, SLO2 or SLO4.
Gladysdale and Hoddles Creek
No town blocks, and SLO6 nearly everywhere.
