Fencing in Seville

Seville has two landscape fence rules: one for the township's front fences, and one for the vineyards and farms around it.

Wineries and farm fences

Seville is a Yarra Valley wine town of about 2,500 people, and close to nine tenths of its 21 km² is Green Wedge. The farms sit under two landscape overlays, SLO5 on the red soils and SLO6 on the rolling country, and their fence rule is the same. A fence needs a planning permit unless it is rural post and open-weave wire under 1.8 m. A vineyard's post-and-wire boundary is the fence the overlay leaves alone; a solid screen along the road is not.

Some farmland also carries ESO1, whose fence wording can be read two ways. If it is on your report, ask Yarra Ranges planning. Farm fencing covers the farm standard between neighbours.

In the township streets

The township's house blocks are under SLO22, which is about front fences: a planning permit is needed unless the front fence is under 1.2 m or more than 75% see-through. Side and back fences up to 2 m need neither a planning nor a building permit unless another overlay says so.

Within 3 m of the street, a fence over 1.5 m (1.2 m in masonry) needs a building permit; Yarra Ranges' zones set no front-fence height of their own. VicPlan's free report lists your overlays.

Backing onto the trail or the reserve

The township sits on the dismantled Warburton railway line, now the Warburton Trail, and the recreation reserve is the hub of the town's sport. Where a block backs onto public land, the cost share depends on who holds it: the Crown doesn't contribute, and a council holding a public park isn't an owner under the Fences Act. Dividing fences explains the rest.

How long the fence is, what it's made of now, whether the ground slopes, and whether a neighbour shares it.
